Annis, O’Sullivan, Vollebekk Ltd. (AOV) is a privately-owned, independent, multi-disciplined Professional Land Surveying firm based in the Ottawa area, actively involved in large infrastructure, development, rail, and transit projects. AOV provides clientele a wide range of services in topographic, hydrographic, cadastral, geodetic and engineering surveys.


In addition to providing for a full range of land development consulting services, including severances, subdivision design & layouts, and condominium projects, AOV also plays a key role in creating strata-ownership and easement limits for multi-use developments and the local LRT initiative.


The AOV group of companies employs over 100 people across four offices within the Ottawa region. Our employees come to work everyday doing something that they know really matters – they help ensure homes, condos and other new or existing construction are laid out in compliance with designs, drawings and municipal requirements.


We are currently looking for an Ontario Land Surveyor (OLS) who is passionate about surveying and land development, and understands the fundamental principles in doing so. The ideal candidate has a strong work ethic, an aptitude towards leading edge technology, and the ability to break down complex problems into manageable solutions Help us move forward as we continue to be the leader in best practices within our industry!



  • Convey a sense of urgency internally and externally to drive issues to closure
  • Focus on achieving agreed upon commitments
  • Direct field and office staff on various project needs to develop project specific plans and documents
  • Produce work plans in which objectives are clearly defined and steps for achieving them are well detailed for project crews to follow
  • Provide clients (internal and external) with efficient responses to inquires
  • Anticipate client needs and respond within a timely manner to each inquiry
  • Respect budget constraints




Knowledge and Education

  • Degree in Geomatics Engineering or equivalent
  • Member of the Association for Ontario Land Surveyors (AOLS)
  • Accredited Ontario Land Surveyors License (OLS)
  • Knowledge of development practices and principles
  • Relevant work experience

Skills and Experience

  • Licensed OLS
  • Working knowledge of AutoCAD, MicroSurvey and/or Coordinate Geometry Software
  • Ability to work as a team player
  • Strong problem-solving skills
  • Can mentor and direct junior staff on the various projects
  • Ability to gather information required to be provided to the field staff on any given project
  • Experience in a client facing role
